This page details our company policy regarding when and under what conditions a property tour will be scheduled or denied.

Each new contact may receive one scheduled tour of homes lasting up to 4 hours prior to signing a buyer brokerage agreement.

If a contact does not attend the tour or cancels less than 23 hours prior to the scheduled start time, no additional tours will be scheduled without a signed buyer brokerage agreement or a strong pre-qualification letter or a proof of funds statement.

If a buyer’s search parameters result in fewer than 5 properties in the MLS which are in Active status, no tour will be scheduled without a signed buyer brokerage agreement or a strong pre-qualification letter or a proof of funds statement.

If a buyer expresses an intent to make offers for less than 95% of the asking price as a general negotiation tactic, no tour will be scheduled without a signed buyer brokerage agreement or a strong pre-qualification letter or a proof of funds statement.

If a buyer expresses that they believe they have a credit score below 500, less than twice the total contemplated housing payment in gross monthly income, or less than 1% of the contemplated purchase price in savings, no tour longer than 2 hours will be scheduled without a signed buyer brokerage agreement or a strong pre-qualification letter or a proof of funds statement.

Tours are limited to 4 hours with no more than 1 tour per week and no more than 2 tours per month may be scheduled for a single contact without a signed buyer brokerage agreement AND a strong pre-qualification letter or a proof of funds statement.

At this time, we will not be transporting anyone in our vehicle. If you need a transportation service, we will be happy to help you make a plan.

Showing Policy - Rentals

While we do not represent renters as their real estate agent, we will provide a door opening service for any rental listed on the MLS which is vacant. Rental seekers are limited to 1 tour to be no longer than 4 hours and include no more than 8 properties. Any showings beyond this will require a $100 pre-paid door opening fee for each property. If a contact does not attend the tour or cancels less than 23 hours prior to the scheduled start time, no additional tours will be scheduled.
